Our terms and conditions define the policies and procedures that we establish for the proper functioning of reserves, providing useful information and guarantees for the consumer.

Booking Confirmation
Once confirmed the reservation we are responsible to our customers, providing the comfort and conditions described in the pages. The customer will be responsible for payment of the Reserve in the terms and conditions of this text, as indicated in the following points.
After booking, guests will receive an email from the property with instructions for payment and collection of keys.

Payment of accommodation
The conditions of reservation, presuppose the payment of 50% with the confirmation of the reservation and the remaining amount must be paid at check-in.
Please note that all bookings will be charged in Euro (local currency).
Taxes: VAT included of 6%

Security Deposit:
There is also a security deposit (€ 150.00) – with payment made by cash, check or transfer, on the day of entry and will be returned at check-out in case of no damage.
This policy may be canceled at the check-out of each stay by arrangement.

Changing Reservations
If after booking the client wishes to make changes of some nature we will try to fulfill the request. In case the client wishes to change accommodation, he will be liable for the payment of a cancellation cost of the previously rented property.

Cancellation Policy
The client can cancel free of charge up to 60 days before arrival.
The client must pay 50% of the total amount if he cancels within 60 days of the date of arrival.
In case of no-show, the guest will have to pay the full amount.
Cancellations and modifications will only be accepted in writing.
The House of the “Capela de Cima” will notify the reception of the same.
Cancellation terms apply to modifications.
We recommend that you take out travel insurance to cover unforeseen events that may lead to the cancellation of your reservation.
“Casa da Capela de Cima” will gladly assist you in the necessary documentation as proof of cancellation for this purpose.

In any detected situation of overbooking, we will immediately contact the guest in question, in order to proceed to the placement in another establishment with similar characteristics and if this situation is impossible, we will return the payment.

We will always do everything in our power to provide a pleasant holiday for all our clients. So if the customer encounters any problem or anomaly during the stay, you must immediately notify us, the contacts and information will appear on the respective Voucher. This is an essential condition and the responsibility for subsequent complaints is not accepted, as we would be barred from investigating and rectifying the possible problem at the time it was found or happened.

Our Reliability to the customer
We accept responsibility for the proper performance of our obligations to the client for the provision of accommodation. If any member of any client's group suffers any injury as a result of any failure on our part, liability may be imposed on us except in the following circumstances:
The client does not allow the normal operation or compliance of our Rules or Rules.
Some rare circumstance that is beyond our control, even if all the arrangements were made.
We will do everything in our power to carry out what we propose with the client, but we will not accept responsibility for changes or delays forced by war or threat of war, terrorist activities, industrial disputes, natural disasters, fire, illness, evil time, acts of any member of government or public authority, or major forces.
It may be necessary, in some situations, to punctually prevent the use of certain zones or infrastructures such as swimming pool and gardens, for maintenance or other extraordinary cause.
The noises of construction work are almost inevitable in certain Units, becoming sadly out of control, nor do we know when they start or end.
So if we are advised to do so, we will try to advise you in a timely manner. In other cases we will give you the opportunity to change accommodation at a similar rate or the right to cancel the reservation without penalty.
If the behavior of your customers or any of the members of your group during the stay is deemed improper and likely to cause danger or disturbance to other customers or properties then we reserve the right to immediately cancel the reservation. In these situations we do not return any compensation or refunds. We also reserve the right to cancel future reservations of this same customer.

Extraordinary requests
We will be avaliable to accommodate any extra requests made by customers, but they should be placed at the time of booking.
We do not guarantee the satisfaction of all requests, but every effort will be made to do so.

In the continuous work to improve our facilities and to satisfy our guests, “Casa da Capela de Cima” can carry out renovations during some periods of low season. We do our best to ensure that our guests are not affected by renovations and works inside the accommodation.

Underage are only accepted in the adult company and under their full responsibility.

Two night minimum stay except in the Christmas period and New Year's Eve which will be three days minimum stay.
Check in time in the room: from 4pm - please advise the reception in advance if you arrive between 8 PM and 8 AM.
Check out time: until 12 AM.
The use of the spaces and structures of the accommodation before the time of entry or after the time of departure will only be possible if there is availability and may incur additional costs.
Every guest has the duty to:
Make proper use of facilities, furniture and clothing contracted;
Maintain a morally suitable posture;
Respect the internal regulations of the accommodation, as well as respect the terms set forth in this agreement and the local laws regarding night noise.
In case of damage to the accommodation - Breakage of objects, damage and others by the guest, the guest will be responsible for paying a fee corresponding to the amount of replacement.
The accommodation is not responsible in any way for loss of belongings or money left in the dependencies of the same.
