Reservation Confirmation
Once the reservation is confirmed, we are responsible to our guests, providing the comfort and conditions described on our pages. The guest is responsible for paying the Reservation under the terms and conditions of this text, as indicated in the following points.
After booking, guests will receive an email with instructions for filling out a form with personal data, instructions for payment of the amount corresponding to 50% of the reservation, and for scheduling the arrival time, where they will be received by a person in charge of the Casa da Capela de Cima.
In case the guests are foreigners, an SEF Document will be sent, which must be completed and returned by the day of check-in, with the elements of all guests.
Rental proposals are valid for 48 hours, during which time the payment of the booking confirmation must be made (corresponding to 50% of the total amount), and proof of payment must be sent via email.
Security deposit:
There is also a security deposit (€500.00) – to be paid in cash, check or transfer, on the day of entry and which will be returned within 72 hours after check-out if there is no damage, or for another situation that justifies the retention for a longer period.
If there is damage to the accommodation – breakage of objects, damages and/or others by the guest, he will be responsible for paying a fee corresponding to the replacement value.
Payment for the accommodation
The booking conditions assume the payment of 50% upon confirmation of the reservation and the remaining amount must be paid prior to check-in.

Cancellation Policy
The guest can cancel the reservation free of charge up to 75 days prior to arrival.
The guest must pay 50% of the total amount if the reservation is canceled within less than 60 days of arrival.
The guest must pay 100% of the total amount if the reservation is canceled within 30 days of arrival.
In case of no-show, the guest will have to pay the full amount.
Cancellations and modifications will only be accepted in writing.
Casa da Capela de Cima will notify you of receipt.
Cancellation terms apply to modifications.
Casa da Capela de Cima will gladly assist you with the necessary documentation as proof of cancellation for this purpose.
Insurance
We recommend that you take out travel insurance to cover unforeseen circumstances that may cause your reservation to be cancelled (we recommend Travel Assistance Insurance – please contact your insurance agency).
The insurance contract must cover the expenses resulting from the termination by the guest and an assistance contract that covers the costs of repatriation in the event of an accident or illness, pursuant to article 21, paragraph e) of Decree-Law No. /2011, of the 6th of May.
Complaints
We will always do everything in our power to provide a pleasant holiday for all guests. Therefore, if the guest encounters any problem or anomaly during their stay, they should contact us immediately.
This is an essential condition, and liability for subsequent claims is not accepted, as we would be denied the possibility of investigating and rectifying any problem at the time it was found or happened. Complaints of any nature about the specifications and House Rules will not be accepted as they are included in the documentation sent to the guest after booking.
Overbookings
In any situation of overbooking detected, we will immediately contact the guest in question, in order to proceed with the placement in another establishment with similar characteristics and, if this situation is impossible, we will return the payment.
Our Reliability to the Guest
We accept responsibility for the proper performance of our obligations for the provision of accommodation. If any member of any guest’s group suffers any damage as a result of any failure on our part, liability may be imposed on us except in the following circumstances:
The guest does not in any way allow the normal operation or compliance with our Rules or Rules and some rare circumstance that is beyond our control, even if all arrangements had been made.
We will do everything in our power to fulfill what we propose with the guest, but we will not accept responsibility for changes or delays forced by wars or threats of war, terrorist activities, industrial disputes, natural disasters, fire, disease, bad time, acts of some member of government or public authority, or forces majeure.
Noise from construction works is almost inevitable in certain Units, unfortunately becoming beyond our control, we don’t even know when they start or end.
So, if we are alerted to this, we will try to notify you in a timely manner.
In other cases, we will give the opportunity to change Accommodation at a similar value or the right to cancel the reservation without any penalty.
If the behavior of the guests or any of the members of the group during the stay is considered inappropriate and likely to cause danger or disturbance to other guests or to the properties, then we reserve the right to cancel the reservation immediately.
In these situations we do not return any compensation or refund.
We also reserve the right to cancel future bookings by the same guest.
Minors
Minors are only accepted in the company of adults and under their sole responsibility.
General obligations of the guest
Every guest has the duty to:
Make proper use of the facilities, furniture and clothes hired;
Maintain a morally upright posture when in the exterior;
Respect the accommodation’s internal regulations, as well as respect the terms set out in this draft and local laws regarding night noise.
The accommodation will not be responsible, in any way, for loss of belongings or money left on its premises.
Guest Obligations | Compliance with the law and noise regulations
Special attention is drawn to strict compliance with noise regulations.
In view of the location of Casa da Capela de Cima, located in a quiet village, the legal noise standards must be scrupulously respected, not being allowed to make noise between 10 pm and 8 am and, during the day, it is only Background music is allowed that does not disturb the neighborhood.
In the event of non-compliance, we reserve the right to immediately terminate the rental and communicate with the local police authorities.
The guest is aware of this communication, and will be held responsible for any situation that gives rise to any type of fine by the authorities.
In the event that a civil, criminal or administrative proceeding is instituted, due to non-compliance with the noise rules and the above, on the part of the guest or whoever is staying with him/her, the payment of any possible compensation or fine that may be applied will be the sole responsibility of the guest.
Extra Requests
We will be happy to try to satisfy all extra requests made by guests, but please note that they must be placed at the time of booking.
We cannot guarantee that all requests will be satisfied, but every effort will be made to do so.
Improvements
In the continuous work to improve our facilities and to satisfy our guests, Casa da Capela de Cima may carry out renovations during some periods of low season. We do our best to ensure that our guests are not affected by renovations and works within the accommodation.
Children and extra beds
All children are welcome.
All children under 2 years stay free of charge in a crib.
All older children or adults are charged €25.00 per night/extra bed.

Duration of stay
The minimum stay is 2 nights, but at certain times of the year, particularly in summer, it may be 3 nights.
During the Christmas and New Year periods, the minimum stay is 4 nights.

If you find that, for any reason of force majeure, the arrival time will be after 20:00, we ask that this information be provided to us, as soon as possible, between 16:00 and 20:00. The check-in time limit, in these cases, will be 22:00.
Check-out time limit: 11 am – for later departure, only with prior authorization.
On the eve of check-out, the guest must inform the host about the expected time of departure, so that a person in charge is present to collect the keys and make the farewells.

Construction work noises are almost unavoidable in certain Units, unfortunately becoming out of N/control, we don’t even know when they start or end.
So and if we are alert to this, we will try to notify you in due time.
In other cases, we will give the opportunity to change accommodation for a similar amount or the right to cancel the reservation without any penalty.
If the behavior of your customers or any of your group members during your stay is deemed inappropriate and likely to cause danger or disturbance to other customers or the properties then we reserve the right to immediately cancel the booking.
In these situations we do not refund any compensation or refunds.
We also reserve the right to cancel future bookings for that same customer.
